DoorsIQ is a tool that helps SFR rental investors efficiently perform financial analysis of properties by automating due diligence and performance forecasting with statistical estimations based upon the details of a home.

The information used in our algorithm is sourced from the US Office of Housing and Urban Development, Bankrate, the Federal Housing Financing Agency, the US Census Bureau, World Population Review, iPropertyManagement, Rocket Mortgage, and Electric Choice. Estimates of revenue and expenses are drawn from averages for the property’s location adjusted relative to its size and structure in comparison to similar homes in the area.

Please note that the analysis metrics panel seen above shows values that are reflective of the entire ownership of your selected holding period. Gain on property and unrealized gain do factor in potential transaction costs.

Some other key underwriting assumptions used in this tool are: 3% annual revenue growth, 2% annual expense growth, 35% of the home's value is held in the land (not depreciable), capitalized expenditures are added to the property's adjusted basis on a rolling 27.5 year depreciation schedule, transaction fees are 5% of the home's value at the time of sale, and appreciation is based upon historical averages for the property's area.
